🏑 Fall Home Checklist: 10 Things San Diego Homeowners Should Do This Season

Fall Home Checklist

Fall in San Diego may not bring dramatic leaves changing color or freezing temperatures, but it’s still a great time to give your home a little extra attention.

With cooler evenings arriving and the rainy season ahead, fall is the perfect opportunity to take care of those small maintenance projects, refresh your outdoor spaces, and make sure your home is ready for the months ahead.

Plus, a little preventative maintenance now can help you avoid bigger—and potentially more expensive—projects later.

Here’s my 10-point fall home checklist for San Diego homeowners:

1. Inspect Your Roof and Gutters

Before the heavier winter rains arrive, take a few minutes to check your roof and gutters.

Look for:
  • Missing, cracked, or damaged shingles or tiles
  • Debris collecting on the roof
  • Leaves and dirt clogging gutters and downspouts
  • Signs of water damage or leaks
If you’re not comfortable getting on the roof yourself, consider having a professional take a look.

San Diego tip: Even though our climate is relatively mild, seasonal rain can expose small roof or drainage issues that may have gone unnoticed during the dry summer months.

2. Clean Out Your Gutters and Check Drainage

A little debris can go a long way when it comes to blocking water flow.

Make sure your gutters and downspouts are clear and directing water away from your home's foundation. Take a walk around your property after a rainstorm and look for areas where water collects.

Proper drainage is one of those things that's easy to overlook—until there's a problem.

3. Give Your HVAC System Some Attention

After working hard through the summer, your HVAC system deserves a little TLC.

Replace or clean your air filters and consider scheduling routine maintenance if your system is due for service.

A well-maintained HVAC system can help keep your home comfortable as temperatures fluctuate throughout the fall and winter.

4. Check Doors and Windows

Take a walk around your home and inspect your windows and exterior doors.

Look for:
  • Damaged weather stripping
  • Cracked caulking
  • Gaps around frames
  • Sticking or difficult-to-open windows
  • Signs of moisture intrusion
These small details can affect comfort, energy efficiency, and even your home's appearance.

5. Refresh Your Landscaping

Fall is a great time to give your yard some attention.

Trim overgrown plants, remove dead branches, refresh mulch where appropriate, and make sure trees and shrubs aren't interfering with your roof, gutters, walkways, or exterior walls.

And don't forget your outdoor living spaces! Clean your patio furniture, sweep the hardscape, and add a few seasonal plants or flowers for an easy refresh.

6. Test Your Smoke and Carbon Monoxide Detectors

This is a quick task that can make a big difference.

Test all smoke and carbon monoxide detectors in your home and replace batteries as needed. If your detectors are older, check the manufacturer's recommendations regarding replacement.

While you're at it, make sure everyone in the household knows what to do in an emergency.

7. Check Your Outdoor Lighting

As the days get shorter, you'll probably notice your outdoor spaces getting dark a little earlier.

Walk around your property after sunset and check:
  • Entry lights
  • Porch lighting
  • Pathway lights
  • Garage lighting
  • Motion sensors
  • Landscape lighting
Good exterior lighting isn't just attractive—it can also make your home feel more welcoming and help illuminate walkways and entrances.

8. Tackle Your Fall Decluttering

Fall is a great time to tackle the closets, cabinets, garage, and storage areas you've been ignoring.

Start small. Choose one area and ask yourself:

“Have I used this in the past year?”

If the answer is no, it may be time to donate, recycle, sell, or toss it.

Bonus: Decluttering now can make your home feel more spacious and organized heading into the holidays.

And if selling your home is somewhere on your future horizon, you'll already have a head start on the preparation process.

9. Give Your Home a Seasonal Refresh

You don't need to completely redecorate for fall.

A few simple changes can make your home feel warm and inviting:
  • Add a new doormat
  • Bring in a few seasonal flowers
  • Add cozy throw blankets
  • Update accent pillows
  • Refresh your entryway
  • Add warm outdoor lighting
In San Diego, fall decorating can be as simple as bringing a little more warmth and texture into your home while keeping that easy California feel.

10. Make a “Future Projects” List

Finally, take a walk through your home and make a list of projects you'd like to tackle over the next 6–12 months.

Maybe it's updating the kitchen, replacing older flooring, refreshing the backyard, painting a room, or finally tackling that garage organization project.

You don't have to do everything at once.

Create three categories:

Now: Small repairs or maintenance items that shouldn't wait.

Soon: Improvements you'd like to complete in the next few months.

Someday: Bigger projects you're considering down the road.

Having a plan makes homeownership feel much more manageable—and helps you prioritize where your time and money are going.

A Little Fall Maintenance Goes a Long Way

Owning a home is a big investment, and regular maintenance is one of the best ways to take care of it.

The good news? You don't have to spend an entire weekend tackling everything on this list. Pick one or two projects each weekend and work your way through it.

Before you know it, your home will be ready for the cooler months, the holidays, and whatever the new year brings.

And if you're curious about how your home's current condition, improvements, and location may factor into its value, I'm always happy to be a resource.
